There are beachfront residences, and then there is Armani/Casa Residences Pompano Beach. With just 28 homes — each a full-floor sanctuary — this new development marks Armani/Casa’s first Florida address outside Miami. Its debut in Pompano Beach, a city long admired for its coastal charm, signals something bigger: the neighborhood’s rise as a discreet, design-forward luxury destination.
For Tomas Sinisterra, co-founder and president of SP Developments, the project is as much about vision as it is place. “This isn’t an extension of Miami,” Sinisterra explains. “It’s a whole new chapter for development in South Florida.”

He and his partners saw in Pompano Beach a blank canvas that was serene, personal and full of potential. And with Armani/Casa’s global reputation for refined, modern elegance, the pairing felt inevitable.
“Armani/Casa approaches design like couture,” says Sinisterra. “Everything is intentional. From the curvature of a wall to the tone of the marble, it’s about timeless simplicity and exacting detail.”
That philosophy permeates every aspect of the development. Residences feature floor-to-ceiling glass, 360° wraparound terraces with unobstructed ocean views and curated interiors with Molteni-crafted kitchens and Gaggenau appliances. But it’s the feeling of calm, ease and effortlessness that defines the experience. “Quiet luxury is about being enveloped in high-quality living the moment you walk through the door,” says Sinisterra. “Not because it shouts, but because it’s deeply considered.”

Even the wellness offerings are selected for intentional living. Rather than following trends, the project introduces a Kneipp walk lap pool with alternating temperatures that promote circulation, a first for South Florida. Meditation gardens, cold plunge pools and private spa rooms complete the experience.
“Wellness isn’t a trend; it’s the standard,” Sinisterra says. “And it’s not about extravagance, but giving residents the space to reconnect with themselves.”

The collaboration between Armani/Casa and landscape architects West 8 ensures harmony between the built environment and the natural one. Interiors are serene and tactile. Outdoor spaces unfold with native flora, lily ponds and shaded paths that create moments of stillness. “The goal was not to impose on the landscape,” Sinisterra notes, “but to live with it. We wanted the building to feel as if it belonged here.”
At 19 stories spread across two towers, Armani/Casa Residences Pompano Beach balances scale with intimacy. Every residence enjoys private elevator access. Two penthouses include rooftop terraces with spa pools. The amenity program, spanning 10,000 square feet, is as stylish as it is purposeful. A covered oceanfront pool, fitness center with Technogym equipment, business lounge and wet storage for kayaks and paddleboards reflect both elevated living and a deep connection to place.
“This isn’t about untouchable beauty,” says Sinisterra. “It’s about real engagement — cooking in your kitchen, meditating in your garden, diving into the sea just outside your door.”

That seamlessness extends to the lifestyle itself. “You can wake up with sunrise views, take a morning swim, reset in the spa, work from your private terrace, then end the day with sunset on your wraparound balcony,” he says. “It’s luxury built around how people want to live now.”
The design reflects Giorgio Armani’s own belief that luxury resides in simplicity, elegance and detail. And for Sinisterra, the best expression of that idea is found in the residence layouts themselves: open yet intimate, fluid yet defined.
“Simplicity isn’t simple; it’s earned,” he explains. “Every line, every fixture, every transition is the result of meticulous planning.”
It’s not just about delivering Armani’s first project outside Miami. It’s about anchoring a new era for Pompano Beach, where boutique-scale living meets global prestige. “Pompano offers something unique: tranquility, beauty and now, elevated design,” Sinisterra reflects. “With Armani/Casa, we’re not just building homes. We’re building a destination.”
