Where the Water Wraps Around

Set on a rare 300-foot Intracoastal point lot in Harbor Beach, this marble-clad estate unfolds as a private waterfront retreat.

Some properties are defined by their interiors, others by their views. This Harbor Beach estate is defined by its relationship with the water. Set on a true point lot, the home is bordered by the Intracoastal on two sides, offering a long, cinematic perspective of passing boats, changing light and open water that feels wider than it is. The orientation matters. From nearly every room, the view stretches along the waterway rather than straight across it, creating a sense of motion and depth that never feels static.

The approach sets the tone immediately. A circular drive leads to a marble-clad residence softened by mature banyan trees and dense tropical landscaping. The home does not announce itself loudly. Instead, it reveals itself gradually, a series of volumes connected by terraces, breezeways and outdoor rooms that blur the line between architecture and landscape. The marble exterior gives the structure a quiet, monolithic presence, while the greenery keeps it grounded and private.

Inside the main house, the layout is intentionally open but never cavernous. Impact glass windows frame the pool and the Intracoastal beyond, drawing the outdoors into the living spaces at every turn. The main living room sits directly opposite the water, anchored by generous seating and a wet bar positioned for effortless entertaining. This is a house designed for gatherings and conversation. The architect’s background in theater design shows up in subtle ways, and sound travels cleanly thanks to the incredible acoustics.

The dining area flow is defined by custom built-in cabinetry that provides storage and visual rhythm. The kitchen continues the home’s modern sensibility, with German features and a layout that prioritizes function while remaining visually quiet. From here, the water remains a constant presence, visible through windows and doors that open directly toward the pool and dock.

One of the most compelling design elements is the breezeway separating the main house from the guest house wing. This architectural pause creates flexibility—when fully opened, the breezeway becomes part of the outdoor living area, connecting the pool, cabana bath and lounge spaces into one continuous environment. When closed, it allows the main residence and guest quarters to operate independently, preserving privacy without isolation.

The guest house is substantial in its own right. Spread over two levels, it includes three bedrooms, two baths, a full kitchen and a living room that opens directly onto the pool deck. Upstairs, a terrace offers elevated water views, making the guest wing feel more like a private residence than an accessory structure. Whether used for extended family, visiting friends or crew accommodations, it allows guests to settle in fully while the main house retains its sense of retreat.

Upstairs in the main house, a wraparound terrace runs the structure’s length, giving each bedroom direct access to the outdoor space. This is where the point lot truly shines: every bedroom opens to water views, breezes and shifting light throughout the day. The primary suite takes full advantage of this position, offering sweeping Intracoastal views and glimpses of downtown. Inside, the suite includes dual closets and a primary bath anchored by a Japanese soaking tub that turns routine into ritual.

A concealed door within the primary suite leads to a secondary room that can adapt easily into a sitting room, fitness studio, nursery or private library, depending on the owner’s needs. This flexibility is a recurring theme throughout the house: spaces are designed to evolve, not dictate.

Outdoor living is where the estate truly comes into its own. The pool curves gently toward the water. Multiple seating areas make it easy for the space to shift from casual afternoons to large evening gatherings. A bocce ball lawn near the main house and garage adds a playful, unexpected element, while shaded terraces provide respite from the sun.

For boating enthusiasts, the dock is exceptional. The wraparound configuration and floating dock can accommodate a superyacht over 100 feet while preserving unobstructed westward views. With no fixed bridges and quick access to Port Everglades, the location is as functional as it is prestigious. The current owner’s background as a competitive yacht racer with multiple international regatta titles is evident in how seamlessly the dock integrates into the property.

Throughout the estate, details reinforce a sense of restraint and intention. The materials palette remains consistent, with marble, glass, metal and wood working together rather than competing. The result is a home that feels cohesive despite its scale.

Located within the guard-gated community of Harbor Beach, the property also offers the option to join the Pier Sixty-Six club next door, which extends the lifestyle beyond the gates with marina access, dining and social amenities.

This is not a house that relies on spectacle alone. Its power lies in balance, between openness and privacy, scale and comfort, architecture and environment. On this rare point of land, the water does not simply surround the home; it defines it.
