Visible from Sunrise Boulevard just west of the Gateway Theatre, Galleria Lofts is among the new projects redefining a neighborhood.
Opened to residents last year after two years under construction, the development is one of the latest projects taken on by Boca Raton-based SobelCo, the South Florida builder also responsible for 321 at Water’s Edge, a boutique waterfront condominium building. According to real estate website The Real Deal, SobelCo purchased the property through two separate deals from Boemermann Land Company in May 2014 for a total price of $3.4 million.
“The townhomes are conveniently located with proximity to everyday services, dining, shopping and the beach,” says Angela Ippolito, SobelCo director of sales and marketing. The property sits on NE 18th Street, tucked away off the north side of Sunrise Boulevard in the Lake Ridge neighborhood.
For SobelCo, whose affiliated companies include American Construction and American Realty Corporation, it was an easy choice when it came to finding a location to build on. Historically, property in Lake Ridge has been less valuable than in other nearby areas such as Victoria Park on the south side of Sunrise. However with eastside real estate increasingly in demand, new high-end projects have in recent years begun migrating to the north side of Sunrise.
“SobelCo chose Lake Ridge as Galleria Lofts’ home because the neighborhood has grown to one of the most desirable places to live, appealing to buyers wanting to live within close proximity to downtown Fort Lauderdale, Las Olas Boulevard and Fort Lauderdale Beach,” Ippolito says.
Because of this, the average resident includes “people who are downsizing and want to be in an urban atmosphere with proximity to the beach, shopping and restaurants.”
The building’s exterior and interior offer a modern contemporary, urban-chic style. The two-story residences feature 9’4″ ceilings on both floors, impact-resistant windows with kitchens equipped with deluxe stainless steel appliances, quartz countertops and contemporary flat panel Italian cabinetry.
“The community of 48 townhomes in east Fort Lauderdale combines contemporary design with spacious comfort to form a tranquil, urban oasis ideal for any lifestyle,” Ippolito says.
The property itself sits on two acres of land and includes a number of amenities that put it more in league with new multifamily housing in nearby Flagler Village.
There’s a pool and leisure area, a private dog park and designer landscaping.
In addition, the gated community includes a secure lobby area with central elevator access, telephone entry system with video monitoring and private garage parking.
